If you could buy a four to say a six unit office building and then you are a tenant, imo that w/b better (makes better business sense-single unit investments make lousy commercial nvestments, low roi).

Just depends if you are happy with that kind of return on your money.Some would say as long as the mortgage is paid and cash is flowing it's a workable deal.Now if you add property management costs and there's some kind of major reno that is needed, that can kill your profits overnight which is common for those old lake worth duplexes.

I would say a recommendation to not do something, if there is a 99.5% chance that thing will result in losing a lot of time, money and possibly being sued, is a good recommendation.With the address, there is a fair amount of online info that can be had with an address.

These are all markets I would love to already be owning a property, but when buildings are trading for say a 5 cap its not a great cash flow property in my eyes.
