since you already have experience investing, I would personally recommend small multifamily in LA, SFR in riverside county, or small multifamily/SFR in orange county.

I originally tried Orange County and Queens, but they both proved unsuccessful. 

Cap Rate is a great number and very helpful - especially for quickly comparing multiple properties on an even plane (apples for apples, oranges for oranges....)

Comps are a bit tough because its apples and oranges- there are a few small blocks of houses surrounding this one (none currently rentals) and most of the rental units nearby are in high end buildings with amenities.Also, my plan is to stage it and get professional photos this time around which I didn't previously.Thank you for any insight!

I'm also open to using a Los Angeles, or Orange County based lender who is willing to do out of state financing.

I received a letter from the county that there is a code violation "Orange County Florida"My tenants have "open and outside storage of junk,trash,and debris" this is furniture and other junk that they told me they were going to sell or dispose of months ago.
