it's seems rather academic to argue about what to do since no two investors' objectives and circumstances are identical.It's always helpful to practice situational awareness and identify what phase of investing you are currently in. 

You can make it work...just need to have boots on the ground in event of emergency while your on the road.

It's pretty easy to do it from afar...if you have someone with boots on the ground.  

I know of 2 local guys that you can pay for mentoring if you want to hit the ground sprinting.

Have an investment back ground as an investor in many asset classes not just real estate.  

I initially started in 2003, I just hit the ground running... didn't know to much about the business other then the few books I read and went to work... however after my first deal I became that much more interested and determined to be a success in wholesaling, and real estate investing...
