It needs some work but is mostly updating, not repairing- new floors, updating kitchen cabinets, countertops and appliances, and enlarging the deck.

The kitchen is in the process of cabinet being installed then paint and done then a fresh coat of paint on the outside and I'm done .

Cheap things I have done: paint, repaint cabinets, door hardware(crazy what grandma bronze to a brushed nickel can do), cabinet hardware if you have it, and updated outlets(cheap an very easy to rewire).

It's different if he's letting a pipe leak and destroy your floors or cabinets, and of course you don't want to run your compressor without freon (most units have auto shut-offs that won't let the compressor run with low freon), but things that aren't emergencies for the unit, if he doesn't tell you for weeks, then you get to them when your people are able to schedule, and that's that.

There were items left by the previous tenants, food splattered in the kitchen, the dishwasher doesn’t sit in the area and falls over when the door is pulled, there’s even a panel missing on a kitchen cabinet.. they left freakin trulys in the freezer!
