My First Fix & Flip in Texas

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $73,000
Cash invested: $30,000

3 bed, 2 bath home near Beaumont. Almost complete to either flip or turn into a rental.

What made you interested in investing in this type of deal?

Wanted to start my RE investing journey so I looked around and made the jump.

How did you find this deal and how did you negotiate it?

On the internet. Used a local realtor to make the deal.

How did you finance this deal?

I used a self-directed IRA to fund the deal.

How did you add value to the deal?

New roof, new A/C and Heater, new stove, cleaned up, new insulation in the attic, fixed damage to the inside, new paint, painted cabinets, resurfaced the kitchen countertops.

Lessons learned? Challenges?
