It is a long training pipeline that bounces me around different states.Given my current situation, what should I do?

I have a great steady job making $70k and I'm bouncing back and forth between using my savings to pay off my debt or purchasing a multi-family home and house hacking. 

At best, you could argue you had a month to month tenancy (a tenancy at will) with this tenant that you are now terminating....except, legally in Georgia you must provide her with a 60 day written notice to terminate this type of lease.Have you contacted her regarding this bounced check? 

A gaping hole in our bathroom ceiling...but I digress) Anyway, after bouncing around the internet for a while, I finally landed here. 

Do not hesitate, to post questions and bounce ideas around in applicable forums.

As I said, at minimum they would be an agent that has bought and managed their own properties.Since we are not familiar with too many parts of Seattle, we would need someone we can bounce our thinking on find the neighborhood that fits our needs.

As I said, I'm also new, so I am not able to give sage advice, but we may find ourselves working together somewhere along the line, and it may be good to bounce ideas and things we learn as we are learning about real estate investment.

Also, you have people who have invested in safe, and high crime areas, so you can bounce ideas off of them there.For the most part personally, we made sure we secured the building in a way that really deterred criminals, and made sure we do a block by block analysis - learn how to read which blocks were good, and which ones we should stay away from.

I'll bend a little on credit scores if they give me 3 months bank statements and their spending seems to be controlled (a small float, no overdrafts, bounced checks, regular bar tabs, etc).

I'm not sure a family would know what to do with you; and how would you provide them the peaceful use of the property - if say - their kid was bouncing a ball in the house or the kids/parents were fighting/television on loud, etc.?
