At best, you could argue you had a month to month tenancy (a tenancy at will) with this tenant that you are now terminating....except, legally in Georgia you must provide her with a 60 day written notice to terminate this type of lease.Have you contacted her regarding this bounced check?

Also, you have people who have invested in safe, and high crime areas, so you can bounce ideas off of them there.For the most part personally, we made sure we secured the building in a way that really deterred criminals, and made sure we do a block by block analysis - learn how to read which blocks were good, and which ones we should stay away from.

I'll bend a little on credit scores if they give me 3 months bank statements and their spending seems to be controlled (a small float, no overdrafts, bounced checks, regular bar tabs, etc).

I'm not sure a family would know what to do with you; and how would you provide them the peaceful use of the property - if say - their kid was bouncing a ball in the house or the kids/parents were fighting/television on loud, etc.?
