When I do reno work I remove the old trim and Remove loose plaster.

I want to replace doors, trim, flooring to increase rents.

I'm in a job I subbed out the gutting of the kitchen bath and LR and I was going to do the trim work after they did the bath drywall and tile floors.  

I am doing a rehab job (rental), and I need NEW doors/trim.  

While I take them to get their nails trimmed and make it a point to walk them frequently I still regret living here with them.

I'm not charging him rent, but he is doing some roofing, plumbing, mechanical and tree trimming work for me.

First, if the plumbing work required a permit, I wouldn't hire an unlicensed plumber, as they wouldn't be able to pull a permit (and I'll never try to get around pulling permits, as that's a liability risk I don't want to take)...But, if we're talking about work that doesn't need to be permitted -- for example, replacing a trim kit on a faucet, replacing a toilet, etc. -- I'm happy to hire a handyman or a "plumber" who isn't licensed and/or isn't insured. 

.- I like that second to last paragraph, since I know there are a few minor things we want to address right away- loose trim, hand rails, smoke detectors- and I plan on clearing the basement of all junk.
