To only list that you don't have A.C. in the amenities section is kind of hiding the fact and many people don't go through your list of amenities.

They ( the sales guys) lied to me, tried to hide things from me (to no avail) and I would never recommend doing business with them.

The slight overhang helps to hide the silicone bead and reduces complaints of discoloration and mold buildup.

you have to get bids, escrow money, pay in draws, may not be able to do work yourself, and it takes a long time to get funded (due to the bidding and valuations it needs).I close tomorrow on a hard money loan where I'm paying 2 points up front, and 10.75% interest, with interest only payments and a 9 month term.My "appraisal" only cost me $250, since they only wanted a BPO, and fees were less than a traditional loan at a large bank (they hide a LOT of junk fees in there). 

thats the issue... occupation hides a lot. 

In my opinion - use the paint to cover blemishes and hide ugly, outdated wood (like red oak), just don't layer it on til it looks like a wedding cake.

Makes me wonder what the owner is hiding.
