Automatic deposit of rent payments followed by auto draft mortgage payments with text alerts to my phone.

They currently drop the rent checks in a drop box.Any idea of how to switch this to an automatic payment instead, even though it is not mentioned in the leases.Any Suggestion of the best services/websites (as a 3rd party) that provide this auto payment Thanks.

I have excellent credit, almost no debt right now, no auto loans, five different $20+ thousand credit cards, an $86 thousand heloc on a free and clear rental with no balance, and a salary of $80 thousand/yr. 

I noticed the crime in that particular area is related to auto vandalism/theft, therefore I'm thinking perhaps running electricity to the detached garage to have an electric garage door and motion detector flood lights might add to the appeal as a renter for safety (I'm a woman and during college we had peeping toms and weirdo loitering around garages/parking.)

We have discussed charging a higher SD for criminal issues and only auto rejecting for evictions less than 5 years old.
