@John Babcock  of you can find some pearls.. but for general statement and for a national audience the risk of buying these and ending up selling to you for a substantial loss is at least 50%.. who knowingly goes into an investment with a 50% chance or better of losing 30 to 80% of your principal.. rehabbing houses multiple times until you figure out that's not such a good idea.As @Tom Olson states and he has experience in this from ground level.. it does not matter were you are in the US  in a major metro area like Indy... ( I have done work in NWI and its NOT INdy) these homes are the province IMHO of local investors only, who have the time and the knowledge to understand what they are buying who the tenant is or the tenant demographics and can make them work.

Population growth, job growth, demographics, and income are all very important when an investor is deciding on which market they want enter for a buy and hold strategy.

Helena is an older demographic and the economy is stable due to state and federal government, county government, VA hospital, and the National Guard at Fort Harrison. 

We have close to 4K sqft for this tenant, and with that kind of space and very good demographics of $100K+ income neighborhood, what would be your guess for the NOI for their business?

You can reach out to businesses that would have interest in your particular audience (make sure you know your expected attendance and demographic); such businesses may include local car dealerships, fashion accessory companies, hair/beauty care product companies, catering companies, etc.

Best to know your demographic and what they expect and or really want.

They lease super quickly so we need them to be ready pretty immediately for our tenant demographic. 

These are hard to find with the right demographic driving by, but there is one not far from here and I already wrote to the landlord.  

All the information is from crime demographics, walkability, school ratings, population, jobs etc but I just started it so I don't know how to apply it all yet.
