Mattress stores

Hi Everyone

I am considering an investment NNN retail space, where one of the tenants is a Mattress store franchise. The franchisee has 5+ locations, in a geographical area, and has been in business for last 10 years.. I am curious typically how successfull these stores and what kind of revenue would each store generate. We have close to 4K sqft for this tenant, and with that kind of space and very good demographics of $100K+ income neighborhood, what would be your guess for the NOI for their business? I am trying to figure out how successful they need to be in order for us to have a stable tenant.

1/3 rd of your life is spent sleeping on mattresses yet everyone goes cheap on them. It's the cause of low energy and production during the day due to restless sleep along with back and hip pain.

I buy the best because it makes a positive impact in my life health and energy wise. 

If you pay 500 for a cheaper mattress and average life is 8 years that is 62.50 a  year investment.

If you pay 5,000 that is 625 a year for 8 years.

Well worth it in my view. When we are born we are in the fetal position as most comfortable. We were never meant to lie flat on a bed.  Many people sleep on their sides to mimic the fetal position but the problem is you toss and turn because pressure is put on the shoulder.

With a motorized bed you can elevate the legs which takes pressure off of the spine and back and with the upper body elevation you keep reflux from happening from the stomach into the throat which also helps the sinuses drain properly instead of pool and swell the turbinates at night causing congestion and difficulty breathing.

The zero gravity position from a motorized bed mimics the fetal position but opens up the lungs for better breathing and keeps the acid down in the stomach plus since you are not on your side the pressure is not on the shoulders.

When you first try it there is some getting used to as your body has been out of whack for so long.
