Financially, it may be a wash, depending on the valuation from an appraisal, so the purpose would mostly be to acquire a second home in the area after the refinance.  

When I was young and single (about 100 years ago) I was working a seasonal job in Alaska and it seemed "no one" was washing dishes after use.

The new price is about $320 a clean ($275 for the clean itself + $15 per load of laundry they they have to take home to wash, which is usually around 3 loads).

You could basically charge them for materials and replace the skirting, power wash it, fix the decking ect.

In terms of your 11 properties, from what I understand, and I’m obviously still learning, it becomes a numbers game where you need to get a large number of doors to wash out vaccancies/repairs because you have enough cash flow from performing properties to mitigate the handful that are vacant or need a repair.

I'm guessing if she's eating drywall she'll need to wash it down with a paint and primer cocktail?
