MHP Lot Renter Problems
I have a 30 unit mobile home park in NC. All but two units are park owned. I have several problems I'm not really sure how to handle. The park was purchased 4 years ago and the purchase did not include any leases for the existing lot renters.
1) In one unit I have an occupant of which I suspect is causing problems in the rest of the park, break-in's, vandalism, general mischief but I don't have proof and am doubtful I can get any. I've filed police reports but that will probably not go anywhere. What can I do? Do I raise the rent to try and push them out? Can I evict them from the lot? I'm sure they won't have the means to move their trailer.
2) The other unit is just run down and dilapidated. How can I force them to repair their unit and keep it clean? Start fining them and evict them for unpaid fines if they don't? Do the repairs myself and charge them for it? Since I don't have a lease can I just give them notice to vacate the property and move their trailer? Again, they will not have the means to move it. How will a judge view this?
