I am in full blitz mode to find the commercial lending mecca for single fam residential portfolio. 

I'm stuck in my "banker" mode when i call people "clients".

With my shared housing model, I don't go as deep and a ton of my renters don't even have bank accounts.Hope it works out for you but be super careful.

My business model is to purchase properties below market value but, for the ones that want retail a retail price (or just don't meet my buying criteria), I plan to list/refer to my principal broker. 

I know there will be deals out there from people that are over-leveraged and have to have the rental income, so we are not in any hurry, just wait and see mode.

Once you pick a particular model is suggest goggleing (sp?)

The closest intersection is Greenway and Dysart.A mode match sold in June for $110k and another model match is on the market for $ 130K.

I have done it but only while in full renovation mode-  I opened up the ceilings and sistered  a 2 x 8 to every floor joist. 

It is a model I have practiced in Milwaukee WI, and find Greeley provides an opportunity for me to do so here in Norther Colorado.I know there a few investors out there who have properties in Greeley, and was wondering what some rents are for SF and MF homes?  

However If I'm leaving money in the property doesn't this defeat the overall purpose of the model?  I
