Ben,Some ideas:If you don't need all cash:Lease/optionSub2Cash out equity, and put them on an assumable blanket mortgage, then sell with the assumable.If you need all cash:Price them at a 10%+ cap rateOffer to hold a second, have the buyer put some cash on the table, with first mortgage.Sell them individually to one person (I know you said as a package, but thinking creatively)If you are looking for buyers, then it's the whole marketing angle, Craigslist, Internet MLS, BiggerPockets marketplace (with correct membership) etc.

(1) I would use the 5-day home marketing method made famous by Bill Effros.(2) I would put $1,000 earnest money, to show I am a principal in this agreement and have the EM due at closing from escrow.(3) I would like to have a Buyer's Agent (mine) to assist me with this process.I welcome the BP Membership to critique this strategy.

After spending a LOT of money on courses of all types and descriptions, I can say you are almost certainly better off paying for live mentoring or membership to masterminds.Courses are usually obsolete by the time they are released.
