It helps to be clear with your intent.If you're creating a website with the intention to draw in traffic and new seller leads, you'll want to include branding and website in your letter so they can be synergistic.If you're a 1 man operation and the focus of the site is mainly to display credibility and what you do/who you are, then I think a personalized type letter is better suited. 

Example of "bad-boy" behavior could be fraud or intentional misrepresentation by the borrower, gross negligence, criminal acts, etc.

Leases usually say something about breaking the law, certain unreasonable behavior, not keeping the premises in good order, a certain number of missed or late payments, etc.

I'm not condoning the behavior, but one can at least understand why some contractors decide to simply ditch the project.
