The Wayne County tax auction @ www.waynecountytreasurermi.com starts next month and the properties include the cities that surround Detroit, (such as redford, westland, garden city, dearborn, etc.) the available properties will be listed starting 8/18/17.  

As is typical with old-school landlords, the units are all on month-to-month rent and way below market value (rents range from 600-800 dollars)The people that live in the units are poor quality tenants: many of them smoke in doors and the building smells like crap, they are very messy and I imagine they are hard to deal with based on my understanding of low rent tenants.I have been unable to enter any of the apartments themselves because they are all occupied, but I am just going to go off the assumption that all four units will need a complete renovation.

I even caught them running a garden hose into the mudroom one weekend to fill up a pool.

@Steve Majors i am a lincensed builder in the area and do a TON of work in areas from Garden City, Westland, northville, canton, plymouth, novi, commerce, farmington hills and of course livonia. most of the work is for my 40+ houses but some of it is for other investors from BP (in and out of state)

At the garden variety level it's all the same product with the same performance but different addresses.
