Hi all, We own a two family in MA and were wondering if anyone has installed solar panels on their rental properties.

Not to mention some places (California) require things like solar panels and rain barrels on new builds, not to mention sturdier bracing for earthquakes.I'd love to see some cost per sq ft numbers and then factor in original building requirements.

For true ADU's (which can be rented separately without owner occupancy) the big changes tend to be electrical (it needs its own sub-panel), plumbing (it needs it's own hot water heater), egress (5.7 sq ft opening required in all bedrooms), HVAC (needs independantly controlled heat).

There's a meeting next week and the guests are a panel of real estate investors/flippers.There's one in Reseda called the 'MegaMasterMind', I haven't attended any of there meetings but I know they are very active.There's a solid FIBI 'For Investors By Investors' in Pasadena and they always have amazing guests like Tony Alvarez.It might a little out of the way but Bill Tan's REIA is another solid one (it's called Los Angeles & Asian Real Estate Investors Meetup).

I would not change it to a 20amp breaker but maybe try a 15 amp breaker that is correct for your panel not hard to do but is electrical so if your not comfortable don't try it as the panel has 100 or 200 amps coming into it.Reason you don't want to go to a 20 amp is because of wiring if it is not correct gauge wiring you can over heat the wiring before breaker trips causing a fire hazard.
