No offense (and I could be wrong), but the way you said that (and the fact that you've only been a member since yesterday) leads me to believe that you didn't really spend much time listening to the podcasts, reading the blog or reading through old threads.You will likely find it a lot more easy to find a mentor if you have a good base of knowledge and the mentor has confidence that you've worked hard to learn as much as possible before asking someone to spend time helping you.

No offense, but it's not necessary as I'd say they know what they are doing and if either makes a mistake, it's covered.The notice of legal action is irrelevant if you're buying it.

-response/answer: not to oversimplify, and please if any other investors would like to comment, markets are generally global, yes individual markets will vary, prices, neighborhoods, single family vs multidwellings, commercial, etc, but globally, I would like to say, maybe not so boldly because I do not know everything, it is a buyers market. the market is in favor of investors even thought the market is starting to recover and prices are rising. now is the time to buy10. good luck to u!

They will typically be a bit higher in rate then a Fannie/Freddie Loan and most will have prepayment penalties, but they also only cash flow the property instead of doing a "global cash flow" like Fannie and Freddie do.
