^how true; SD's are meant for repairs, damages & rent shortages, not a 'line of credit'caveat emptor Sec 8 inspections likely to find the gas (ie, stove) 'doesn't work' and stop payment of rent disbursements if tenant fails to clarify that it was shut off (if it ever were to be) due to nonpayment. by the way OP, do you provide your tenant with annual sec dep interest credit, or are you exempt?

I dislike the term inventory shortage, because it makes people think there is nothing to buy, which is incorrect: there are about 3% more properties for sold this year than last and about the same as back in the days when we had lot's of inventory.

Our tenants know that kind of landlord 'flexibility' is hard to find and they reward us by staying and staying and making good on those payment plans.Only 5% of the housing stock in Akron has been built in the last 20 years and it's unlikely to improve since we are still very slightly declining or flat in population growth.and lastly there is a HUGE shortage of affordable housing (and an even bigger shortage of 'decent' affordable housing), especially since 2008 when the market was decimated and so many properties were torn down.Anyways, I sure hope I'm right because my portfolio is heavily weighted with 'C/D' one bedrooms.
