Most of our houses are in the inner city in rapidly gentrifying areas so we have plenty of liberty to design and do things that aren't so bland and run of the mill.

In most cases when I see some body scaling up rapidly they are playing in C and D type properties, again don't get me wrong more power to you if you can do this but since I am a passive investor I prefer trouble free properties in trouble free areas.

You have to work harder for the deals but we have seen no decline in returns in fact we have increased our yield requirements if anything as rents are strengthening more rapidly than prices.
