Arrange cleaners to come in the hour your tenants move.

You must be willing to do some research on properties, talk to homeowners or their agents; you must be willing to work directly with the booking sites to set up your listing; you must be willing to work directly with customers who want to rent your property; and you must work directly with the various people who service your property, from pool cleaners to maids.

Long story, I have LLC's and S Corps for other businesses as well, but there issues in using them, and a C Corp is much cleaner tax wise.

If it's wood, get some good wood cleaner/conditioner and make it shine.Make sure there is no deferred maintenance on the front exterior of the house...things like loose gutters, loose house numbers, torn screens, broken windows, etc.  

Make sure you get a good house cleaner.

If those things are not done, a cleaner will be hired at $50/hr to do it.

the house I'm in now has a whirlpool tub and even with jetted tub cleaner it is hard to keep clean and we rarely use it (which probably contributes to the difficultly cleaning).

You can still find decent deals (unlike Boise for the most part), and they continue to become cleaner and better towns.
