I paid over well over 100K to learn how to do this in the field - made millions the last few years. learning from a book and a tape is like saying you'll learn to fly a plane from the Learning Annex - ridiculous.

(Yes, that is electric tape).

It seems like there would be way too much red tape involved by using the buyers agent.

My dad had the old Carlton Sheets books, video tapes and cassettes.

And these days, tape the house you're buying yourself.

The above list of "coaches" includes individuals who have admitted on tape that they've never even done a deal.

Lots of bureaucracy and red tape. 

The only thing I got out of it was some debt on credit cards, Guru books, VHS Videos and Cassette audio tapes along with frustration, disappointed in myself, and gave up, the only thing I did get out of it was my interest in Real Estate but didn't do anything for another 24 years! 

You can water proof it by using the perforated tape and the waterpoofing available at the big box stores.
