Just recently found out that Dave Ramsey who was at some point a wealthy real estate investor.

I might be biased because in our market land contracts are the only way to get close to a market value with no banks lending ,but I have to say, I have run financial model after financial model and the fastest way to build wealth is land contracts for me.

There are a lot of very successful and wealthy investors out there that invest in everything from high cash flow cities with high crime rates and zero appreciation to housing with zero or negative cash flow but high appreciation.

I would love to help investors become financially wealthy through real estate.

I would suggest reading The E-Myth Revisited by Micheal Gerber, which will give you the "business" knowledge you need to go from someone investing in real estate to operating a business system that invest in real estate.By the way, just because you're NEW doesn't mean you don't have value to offer to the community.A question you ask or statement you make could be all someone elses needs to get over the hump...Keep it Wealthy,Dhane
