I would slow down and think about your BUDGET, what you can get for $30k, and how you can increase your income.

May I also add… diversification should be a may focus for income generation, think about a portfolio of investments. 

@Juan Mendoza  I think there are legal definitions for a bedroom and there are usual and customary definitions for a bedroom, with each dependent on who you are talking too and where you are located.  

Which makes me think it’s a smaller operation.

I understand the crime concerns, but why do you think traditional financing is risky?

Drywall installation and finishing is harder than most people think and whoever did that job - see the tape showing - didn't think too hard about it.
