Rent probably around 1400-1500/month depending on finishes and exact location.The number simply don't work well in Huntsville right now.

Just make sure you follow the landlord/ tenant laws in your area to a T, deliver all the notices when and how you’re supposed to etc.

If a landlord wanted airbnb why would he not simply do it himself.

I simply take the 2-3 day no-fee transfer from these platforms.

I am not sure what state @Camille T. lives in but I don't know of a state that currently has this level of transparency.

And your simply charging points and keeping the points and then a service fee. ( interest rate delta). 

I personally dont do any of that.. every market / or most will have an active fix and flip sector or buy and hold sector the important thing to me is the operator full stop.. great operator will do well in any market and all the national data simply is noise at least at my level. ( loaning our own money and JV deals with our own money)  we dont broker or anything like that.

Even if you are not cash flowing on day one, that's okay (in my opinion), you're not paying the full mortgage on your own, which in of itself is a huge win and you learn other tangible real estate investing skills along the way by simply owning.
