Particularly since 2008, in the US we're moreover now in "uncharted waters" under UN subsidiary, Maritime Admiralty 'legalese...' but one thing is obvious, those in power (you've likely never heard of) can order the "printing" of (seemingly) unlimited Xs and Os, plus the approx. 2% of fiat monopoly IOUs in physical circulation (IH$ dollar bills, for e.g.)

If a person is say a slumlord who delights in breaking every law available until forced to comply, well than that person should make it a top priority right after therapy, although if your like most landlords looking to make a reasonable profit operating a legal legitimate operation than it is the rare oddball incident we are talking about, and for that insurance is a key piece not building a maze of entities.Myself I operate a s-corp as a parent company under which my other companies are held as subsidiary companies, all formed as LLC's.

For asset protection we have a WY LLC as our holding company (what you are referring to as the "master LLC") with subsidiary LLCs in each of our investment markets to hold the investment properties in those states.

If your goal is to build on a portfolio of rentals it might make more sense (not legal/tax advice) to have an entity structure setup such as S-Corp as holding company with LLC for individual properties as subsidiaries or n# of additional ways you can structure your entity .

Depending on who the Seller is, they may have a bit more detailed ownership structure inside their operation where they hold the asset in a Special Purpose Vehicle or Special Purpose Entity which is essentially just a LLC subsidiary of the parent perhaps with different investors.
