depending on how much there is.. everyone is so terrified of mold... honestly, I do not think it is a big deal.. as long as you don't tell anyone and fix it before any officials notice.Note though I said FIX it, not HIDE it.remove moldy sheetrock and spray clorox all over the pace.

How I have them finished depends on the house; my preference is polyurethane without stain, which is simple to touch up and match up later if need arises, but again depends on the house - can have them sprayed or stained.

Once the dark spot is cleaned you simply roll it back up and lay it back in the room and tack it down ,then spray some air freshener around , stick a “for rent “sign in the front yard like a boss !

After removing ~5 tonnes of lath & plaster; replacing some structure damaged in a chimney fire in the building's past {estimated to have occurred prior to the 1930s before electricity was installed}; reconfiguring the space layout in half od the house {(re)moving 5 walls}; fixing additional structural and electrical faux pas by the prior owners and levelling the floors, we added ~3 inches of spray foam insulation (R18) into the wall cavities; rewired the house; and replaced all the original single pane, built in-place windows with Energy Star rated, triple-pane, windows {with glazings specific to their orientation}.We put the electric base-board heaters back in-place; by code we need to retain them as an auxiliary heat source to the ductless mini-split heat pump (2 heads) being installed next week.We are now finishing painting and trim.

We did  gut renovation two years ago, currently have a leak in basement from side of house and the house shakes on windy days, it’s a 3 family house detached, 20x60. had many issues come up, more recently had walls opened for spray insulation, and noticed the corner post is rotten from first to second floor.
