I am completely and utterly un-researched in this area, and only know from Bigger Pockets posts and Marketplace radio pieces what the official word is, BUT -- I look around the IP - "inside-the-perimeter" area of Atlanta at all the ginormous apartment complexes going up, 4 within a square mile of the Decatur town square alone -- and I think I'll stick with the fringe area SFRs with yards, and allow pets.

Getting cash flow back to zero isn't necessarily a bad thing if you can pull enough cash out, I know it feels like you are going backwards, but if you pull out 5-10 years worth of cash flow and use 75% of it to buy another property that will also break even (you can find this by putting 30% down in the fringe areas like Casa Grande or Florence) and you save 25% for additional reserves since you will have less cash flow you could grow much faster by doing this.

I have 41 years at it and I am only 44... well maybe a little older.But those that try to wholesale and live on the fringes I suspect their run is less than 24 months then they are doing something else... of course many rise up and become contractor fix and flip rehabbers.. and some become mega wholesalers.. but its very tough to keep that going for a sustained amount of time.. the RE license allows you to make money legally in may different arenas not just in sfrs... good luck and here's to you having massive success
