In the USA, you would be able to look at income tax returns (and IRS form 4506T) of such self-employed folks to see what their income is - but not sure how you would so so with people's tax returns not in the USA.If I can't verify income, I don't really want to look at bank statements; any savings can eventually be consumed by living expenses if they do not have a source of ongoing income.As to a higher security deposit - some state landlord tenant laws limit what you can demand for a security deposit, so if you take that approach you have to know the state laws.Keep in mind that housing in Europe is much more "cramped" and not as spacious as we are accustomed to in the USA; so don't be surprised if these applicants want to house more people in that unit than what you might normally consider allowing. 

Lots of duplex/triplexes/quads don't make sense when you run the numbers with the existing rents, but they can make sense if you convert one of the units into a spacious 3-4 bedroom unit that extends into the attic.

The duplex is in great condition, with 4 parking spots in total, a separate backyard, and an entrance, the bigger unit has an L-shaped backyard with a hot tub, and the smaller unit has a spacious yard as well.
