Also, when the pest control pro goes on site I have them take pictures and identify all of the contributing factors ... in my case, the tenants lived like pigs, there was trash on the floors, dirty dishes with food in the sink, etc. ... gee, I wonder why they were getting cockroaches?!?

In our area there is a weird rule where if they dont have cable TV they are allowed to put up ugly dishes for sat TV on the building... so well worth the cost!

I do this to try to motivate them to not be ridiculous with water use (like letting the water run to brush your teeth or when you wash dishes, or take long showers that empty the hot water tank, etc)In all my leases, I have a clause that says all appliances on the property are left as a curtesy, and if they break, either the tenant needs to fix them or buy their own.

Look at the change in numbers for Butler County (tagging @Jay Hinrichs here).I think Cranberry (in Butler County) and the few other tax-haven satellite communities that attract Pittsburgh's tech workers, as they are just over the border from Allegheny County, will continue to do well and probably grow modestly as Allegheny County jacks up its property taxes, which it will not be able to avoid in order to pay for increasingly critical infrastructure repair and maintenance.
