All 4 units have laundry rooms or utility closets in the unit, spacious primary bedrooms, ample closet space, open kitchen & living room layout, stained concrete floors on main level, forced air heating, refrigerated a/c, individually metered for gas & electric services, and appliances included.

The owner has painted most of the interior but the repairs needed include full bathroom remodel, kitchen counter and sink, oven and refrigerator missing, and guest house remodel/upgrade.

The reason I mostly agree agree with Joe is that I do not believe letting the money sit in an FDIC insured account is making good use of the money and so I would not recommend that use.So I mostly agree with Joe with an exception for a case where you are not leveraging the money on another investment (not leveraging the money includes leaving it in a FDIC insured account or placing it in the safe under your refrigerator).Good luck

I have 16 units and I figure I'm going to be buying a refrigerator 1X/year at a minimum.

If the cleaners are doing insides of stove and refrigerator, bathtub and sinks, shampooing carpet etc, then maybe 6-8 hours.

The benefits all come from the refrigeration or cooling side.

My refrigerators seem to fail in 6 or 7 years.

I need washer, dryer, dish washer, gas range, refrigerator and over the range micro wave.

You can write off your business profits using the costs you had for the refrigerator and business software.

Make sure that pest control is getting behind the stove and refrigerators as well because these are perfect places for them to hide.
