The renovation included replacing all the windows, new central heat and air, replaced or refinished all the flooring, repainted everything, fixed lots of rotten wood and drywall and did a complete kitchen.

There are a few non-negotiable items like a new roof and refinishing the hardwood floors, but I will be able to cheat on the kitchen and the bathroom.As far as an ideal tenant, I really just want a family that has stable income and won't destroy the house but will also go the extra mile and look after the house and neighborhood.

But, my favorite countertop refinish was with a product by Modern Masters called Shimmer Stone. 

For the main living areas you want to put a solid surface, commercial grad laminate (will run more upfront, but will last through multiple tenants) or if there is hardwood floors there refinish them.

I can also recommend a painter we just used on a flip that did a great job for us on interior and exterior paint and refinishing all the cabinets in the house. 

He tries to put linoleum in the living room because he didn't know how to refinish a hardwood floor.
