Myself, I have almost 3 decades in the housing industry professionally, I have performed at the highest level of skill, licensure and quality in literally every single aspect of real estate from point of raw land planning and development, building design, build, renovation, remediation, inspection, investing, contracts, negotiations, deal engineering etc etc, I am ridiculously over-the-top experienced and qualified and that is why clients go with myself AND my team, it's not my beautiful Shrek like smile, it's my beautiful brain and decades of knowledge and performance because they know any issue that could come up, I have probably dealt with it 18 times before if not 180 and I can solve it.

Residential to commercial, raw land to industrial, long term to short term residential. 

I'd buy an established building in need of some minor repairs (depending on your construction skillsets :-) rather than doing the raw land/let's build a house thing.

The irs doesn’t care whether it’s raw land, land with a house on it, land with a Walmart on it, etc.That’s my take on it.

@Kerry Baird  I wonder if a banks/credit unions do helocs on raw land? 

So here in the NW on the Pacific ocean, many places are raw cedar that is allowed to weather.

I prefer raw land deals myself.

I am currently developing raw land as ready to build sites.

Walls were already bulging inward into the basement.I am a very raw newbie in this and I do not feel comfortable picking up the pieces of this house.  2 major floods in 10 weeks and causes were due to geography (not flood zone, just street sloping), it will flood again. 

On the flip side, I am looking at doing larger investments, specifically looking at developing townhouses on raw land, and capital is king in that zone.
