It could be a little less is she does NOT answer the Unlawful Detainer (your eviction complaint).If you hire an attorney (I can recommend one if you'd like), you're looking at about $800 in legal fees for the paperwork and another $300-500 if you need an attorney to go to court.Isn't California grand?

If they put a hole in the wall and you need to patch it before you can paint it, then it makes sense to charge the tenant for the hole.You should charge the Tenant to restore the unit back to its original condition, not as punishment.

The main thing is people make mistakes, or have bad info, take things personal,  wants to move on fast, don't want to deal with anymore offer etc...If you are in people business, it is what it is, accept and move on, unless you are sure that some unethical or unlawful thing going on, then go after them.However,It will always happen, as long as you deal with people.

Hi Kimberly,We charge $95 a fee of $200 if we have to come out and change the filter, It's meant more like a punishment as our cost is $95 (we have a licensed HVAC contractor to come out, he also checks the systems for proper function).
