While I don’t think you will make anything on this investment financially with regards to cash flow, I think the knowledge you gain is priceless, and that you will probably be okay in the long run. (1) Do you have reserves to take care of this property if it goes unrented for a few months or if the HVAC goes out prematurely?

Having worn the hat of both an agent and an investor (and well.. a pre-maturely balding 27 year old who has grown accustomed to wearing a lot of hats, both figuratively and literally), I can say without a doubt that I have generally gotten better responses from people when I tell them I'm an investor as opposed to an agent.

You'll probably give up prematurely after you feel the pain that many of us that have fired PMs know so well. 

@Erik Hitzelberger - I agree there are a lot of variables that still need to be answered, I had this idea prematurely but figured I'd make an initial post and add data as I get it, or I might not do it at all.

When I purchased my first property 2 years ago, a 4-unit MF, 2 of the 4 units went prematurely vacant while the property was under contract.

This might be premature but was wondering what your views may be of renters with a foreclosure or evection due to the COVID shut downs.
