One person, a seasoned investor, said she's experienced how turnkey providers can change from being fabulous to not great quickly.

 OK so I seen a home that I'm interested in getting a contract on- right, Is there a script somewhere that can help me or give me an outline of what to say when I give this person a call,  and remember this person does not have this house listed for sale?

That conversation didn't get me any free mail, but it did turn into a relationship that still "pays me" today.I went to a BP meetup, met Jerry in person, as well as @John Chapman, @Greg B.,  and probably a few others.

As far as you know it's small because that is what your tenant is telling you….but is this person a refrigerator repair person? 

One way is to look at the street address of the court record and the address history of the person as shown in the credit report.When I check criminal records on tenants and contractors, I use name and known addresses; for tenants I tell them that a match of name and date of birth on a criminal record is considered a match (I am not going to go crazy trying to determine if two or more people with the same name and date of birth exist).

or a Personal Reference person (as noted on his rental application) or an Employer (also noted on his rental application) or anyone else who may be able to relay a message to him?
