Start with a polite convo with this unwanted tenant explaining to him that the people that leased to him did so illegally and he doesn't have a valid lease and that he has to be out by the end of the month.

When you have their money, they are more likely to take better care of the property while living there, and especially to clean up and remove their unwanted belongings (i.e. trash) when they leave.Without it I am afraid that many tenants would simply find it too much of an inconvenience to leave the place clean.

i saw a property divided into 3 units that was a coop.there is also something  known in some countries as vendor financeand people do this to earn money.some famous property investors did this to earn more money to get into investing.but it helps people like you aswell it can help everynei'm unsure of the details b ut it pairs up sellers and buyersand buyers who can pay but cant get funding so easily for whatever reasonand it organises the funding in a way that the vendor  earns money the person linking them up and organising it makes moneyand the buyer benefits also with getting a good loan and getting into property. if you cant pay its still like a bank that you can lose the property.everyone wins i dont know what house hacking is maybe somene will explain or i'll google it  not all counties allow  different parts of a home to be rented out separately so i'm unsure what type of multies exist in different counties or whats allowed or not allowed  in different areas.i gather that  something has to be zoned as a multi perhaps, so not everyone with a separate room or  basement can rent it out legally.

First- the lease usually addresses this situation- no pets allowed on the property- if you do have a lease that has this in it or a no pet addendum- issuing an appropriate compliance notice- post and mailing, will help 'sneaking' of unwanted visiting pets on the property.

@Jared Garrison That is a brilliant idea to ask to submit a no fee application @ first and after i weed out the unwanted and show the property to the qualified i can ask them to submit the application fee only to the highly qualified tenants.Brilliant.This was what i was thinking in the back of my head too.

Will you have insurance for your business and workers comp for your workers, or just winging it with a Craig's list ad.Are you talking a cash side gig for yourself, or W2 workers and billing for service.Will you do any demo, such as disconnect a furnace, or water heater, or remove cabinets from the walls before hauling off.Will you remove debris and unwanted things and leave the room "Broom Clean" or will you just walk it out.Will you haul outdoor demo, such as mature bushes, tree limbs, etc...and will you also remove them from the ground or tree.Good Luck!
