I had a camera with a good flash and I took several pictures that shows a lot.

I would post and mail a noticed on the door for when the inspection is and walk thru with a camera with or without them present.

i know a lot o you are not hands on with your properties, but I for one, am, the sewer lateral issue has been a big one for me, so i purchased a 50 foot USB drain camera on Ebay for $15 or $20 attach it to my electrical fish tape, and inspect the line as part of my rehab, or prior to purchasing if possible. it works for me.

Take a good camera and note pad with you.

You could also be cited and ordered to appear in court.These guys love to roll around town and camp out across the street with cameras to film your jobsite activities to look for violations.  

Has anyone with MF properties considered installing a camera system to capture events that happen???

Along with what they said, I would arrange with the seller to immediately have security cameras with audio installed in all public areas.  

Remember that you are on camera!
