I would love to be able to integrate my leases and my QuickBooks into one system, but more importantly, I am looking for a website option for advertising, as well as tenant portal options to facilitate ACH payments.   

She quickly agreed.For those that use Cozy or similar apps, the ACH payment takes 5 business days to post. 

Sadly, part of the service is to collect and then distribute rents and the electronic money world still affords people the opportunity to bounce a check....via ACH.  

Building those "muscles" of being investor take time but don't be discouraged as everyone's ramp up time is different.If you are truly lost then perhaps the best use of your time might be in finding an excellent property manager to handle everything on your behalf for at least a year.

The HOA just wanted this jerk out and ached their goal but there is no equity in the deal.Right now the HOA is just waiting for the bank to take it back but I want to see if we can rent it out and use the money to recoup the back dues and paint the exterior.

During this time he should be spending at least a half an hour to an hour a day browsing zillow and analyzing deals to start building that muscle.
