They develop leaks, bump out motors fail, generator fails, water pumps fail, appliances fail.

That's all I really need them for, though if there are major repairs I don't mind having them hire a professional for it (ie if the the motor in the furnace needs to be removed and blown out because the tenant failed to replace air filters; replacing doors is kind of a pain so I'll pass that off even though I can do it, stuff like that.) 

This is in C class area and close to the Indianapolis Motor Speedway Track and I rent it to blue collar tenants.

It could be heard to be running, but apparently its motor was spinning but not pumping. 

I recently had a blown out motor in HVAC that cost about $500 to fix though it could have been worse.So, I am thinking if I should buy a home warranty, since i don't have a lot of money for replacements.

so if they've dumped motor oil or antifreeze or something on the property, then when I go to sell it down the road I could get stuck with clean up if the next buyer does the study?
