I have a 4 plex that I have a property management company mange 3 of the units and I live in the 4th unit. 

In most instances, if you find someone willing to mange them they tend to be incompetent bottom feeders.

Right now I use Cozy.co and it has been excellent for self-manging my own properties; however, as I add more units of my own and take on management of properties for others, I'll need to switch to a platform with features like an owner's portal and all the related reporting.

A good lawyer could argue this is the equivalence of co-mingling funds because the loan is to you, not the LLC.I put more focus on 1) fix my property up 2) mange it well 3) have high liability coverage on my property insurance 4) obtain an umbrella policy for excess liability coverage.All that said, the process you have set up is what a lot of people do.

All of them are long term rentals that we also mange. 

If you mange a refurbishment project badly the math will show you were you lost the money.
