With that said two, 2 tenants are retail, and I am very concerned with their longevity and thankful for the reserves. 

Need to move quick as I know the market is bonkers (Eastern North Carolina)3 questions-1st question- about DTI- we have 4 rentals-3 with very little cash flow but longevity (all purchased over 10 years ago)  and we are at least not losing money on them (yes, need to work on raising rents etc, all long term renters).

I firmly believe that the longevity that you create when building your business in real estate is determined by how well you treat others.

Yes you can usually make more money with a bigger renovation, however also weigh your sanity and the longevity of your real estate career.

A ceramic or vinyl floor will hold up better then carpet so it is a renovation with some longevity.

I would definitely prefer the longevity of a better tenant/planner over many other options.

Are there any inherent benefits to 2 flats over 3 flats in terms of potential rent and longevity of the tenant?
