Upgrades remodel on tenants request

Property: Duplex-Tenant is paying $1350 a month/deposit $2000 (Bad credit)

He called me and asked if I could remodel his unit as well. He said I can keep and use his $2000 deposit towards the remodel. How should I go about this? His 12 month lease is up in July 2021. 

I was thinking using the $2000for remodel, then starting a new lease once improvements are made with a rent increase and $50.00 towards the deposit until he reaches $1000 for his deposit for the unit.

Suggestions?

Side note: I wasn't thinking of remodeling his unit as previous tenants left it in such good condition! He was a single man, lived there over 30 years and handled all repairs. Wish he never left the property.

@Sandra Martinez  he is saying use my deposit to to remodel I would say no.  His deposit is his money regardless. What do you do if he damages the remodel or stops paying. It has all the earmarks of a problem.  He has bad credit that is why he has a high deposit. Not paying people is the way many people get bad credit. He rented it the way it is , how long is he there?

Also it is hard to remodel an occupied unit and it could cost more then $2000. New appliances can be that much.   Point out he rented it that way.  Ask him what does he want in particular?  At most,  I would consider a small upgrade if feasible and say you have very dated appliances.
