@Juan Mendoza  I think there are legal definitions for a bedroom and there are usual and customary definitions for a bedroom, with each dependent on who you are talking too and where you are located.  

Something simple along the lines of, no pets due to small shells and turf located at property that may hurt pets, would dissuade even service animal owners.  

For me and my wife we are focusing on building out an ADU in our backyard as we are within a couple minute walk of the new Bethel Campus location.

Weather differs depending on where properties are located and even snow accumulation within the same geographic area will vary year to year.

A lot of the US market - housing, stock, treasuries, etc - is basically a legal money-laundering location for honest or ill-gotten gains in the rest of the world, because the markets are open to foreigners and as close to a guaranteed safe haven as can be found.

You're right, I definitely do not want to force a bad deal just to avoid a relatively small amount in taxes.This morning, I spoke with the property assessor’s office in the county where my property is located.
