Does anyone know of a group or angel investors who would invest up to 5M to fund a luxury 6 room micro resort in central coast wine country in California? 

One group wants housing prices to increase, the other wants them to decrease. 

I have been assured by the head of the planning group that the restrictions regarding bedrooms, parking, etc. will not apply to anyone grandfathered in.

It seems to me that this book is a little outdated, however, still full of incredibly useful information.im sure finding networking groups in Las Vegas will be a fairly easy task.Thank you for the sugguestions!

Both have great groups of folks who invest locally.  

I would love to benefit from the savings of grouping the listings as a primary with add-ons, but the last time I tried that, there were multiple issues on their end.

It's encouraging to see someone else in the same boat.I also live in Washington and have been thinking about establishing a community investment group.

There's no step by step guide but there are key things : Learn: RE strategies, what interests you, what do people in your area need.Connect: find a mentor, accountability group and be around those doing what you want to do.Help: solve problems- do people need dealflow, property mgmt, construction expertise, etc.
