I am looking to build friendships & add value to real estate investors who will potentially be business partners in the future.

That's a fastest way to build a friendship and partner for future deals.  

All of the neighborhoods are what you'd be looking for - I'd probably add Mt Washington, Squirrel Hill, Lawrenceville, Friendship, Bloomfield, Strip District and Oakland to your search.

I have invested with friends and we make it clear upfront that this is a business venture and not a friendship outing. 

Many tenants would like to stay long-term in the home they rent because moving sucks, kids are in local schools, friendships are made with neighbors, etc.

My idea is to tell him that if he isn’t out in two months his rent goes up $200 per month as an incentive to not take advantage of our friendship and end up just staying longer claiming he can’t find a place.Aside from going back in time to make a lease, what would y’all do?

There is an inherent issue there for non-disclosure that may affect the friendship when you find out the foundation needs 25k, not 15k.
