Our property management software is Rentmanager and it has a great accounting module.

Most traditional property managers don’t handle this setup due to challenges like managing tenant disputes, coordinating overlapping move-ins/outs, and the risk of Fair Housing violations when selecting tenants.

This year for 2025 my wife and I have made it a goal to improve our financial literacy to purchase another investment property.

We put a sign on every property to: attract tenants, create brand awareness, and to help prevent scammers from using our properties as bait. 

The new property has to make $50k plus $12k/yr more than the existing property just to break even.
