If you pay down the debt to get it to cash flow and your return on equity goes to crap.

Jeryll trust me when I say, "I dont want bull crap answers " so I appreciate your response blunt as it is I would rather know the truth of the matter than b.s .

The lessons that I learned the most, were to be firm with your rules, and definitely follow tenant screening, and don't take crap from contractors.

And David is right about “Ninth hour renegotiation attempts”; I hate that crap!

@Eugene Mar   as usual @Tom Gimer, is right, the attorney is full of crap or simply incredibly unethical.

Crap didn't hit the fan until after the renewal a few months ago and then prices just literally doubled if not tripled.  

Throw the crap out and roach bomb the place.

Realize the rents on containers might be less than rents on a traditional storage facility because of the perception of the public (it looks like crap to see a bunch of containers side by side, versus an actual storage facility). 

Once again you build a database and get marketing.From here word of mouth will keep you busy unless you do a crap job of course :-).Lastly I have been sent LOTS of clients from the professionals I work with.
