In terms of low competition, unless you are buying in the most rural or economically distressed area, there is always competition.

Hello everyone, I have been buying properties in OR and TN and am looking to expand into NW Arkansas after reading up on landlord laws and recent growth in the area.

One suggestion to consider as I mainly do BRRRRs as well- find a local bank or credit union in the area you plan to buy that offers construction loans.

RE has always been a big thing that always intrigued and in 2024 I went ahead and took the risk of buying a fix and flip investment with a partner and soon it will be on the market!

Also, people who are motivated to sell quickly may find there are buyers who want to buy quickly, and at a discount.
